The story:
We purchased the derelict Office and warehouse building and achieved a change of use and planning for 29 homes. The site required buying some back land from neighbouring houses to fully maximise it. The development was well received from local residents as it transformed

Our Process

Identify

We identify possible development opportunities. Our team are always on the lookout for opportunities to develop land, whether it be an old house in need of modernisation, to parcels of land for new homes to be built upon.

Contact Made

Once a piece of land has been identified and contact has been made with owners, we then work with our team of architects and planners to work out how best to utilise the site whilst working within local policy.

Land Appraisal

From the initial sketches, we are able to work out end values for properties, known as the Gross Development Values (GDV). We use the GDV to work back to a land value.

Offer

Once we have a land value, we put an offer forward to the landowner. If agreeable, we then sign an option agreement for a set period of time. Usually, a period of 9-12 months is preferable to give us time to get the necessary surveys and drawings completed and allow us to make an application.

Completion

Once we have received planning consent, we will then look to set a date for completion. We work in close communication with landowners to ensure they are able to plan accordingly for their future.

The directors have extensive knowledge of urban land and property acquisitions, local planning, and residential property markets. We work in close partnership with local and national land agents, planning consultants, and architects to ensure that we offer our investors the best possible opportunities.
